What’s Changing in Florida?

In 2024, the State of Florida passed House Bill 1021, expanding the Florida Condominium Act (Chapter 718).

Starting January 1, 2026, all condominium associations with 25 or more units will be required to maintain an official website that includes both a public area and a secure, password-protected section for owners.

This website must host key association records such as:

  • Declaration of Condominium and amendments
  • Articles of Incorporation and Bylaws
  • Rules and Regulations
  • Meeting notices, agendas, and minutes
  • Executed contracts and bids above certain amounts
  • Links to video-conference board meetings (when applicable)

Before this update, only very large communities (150 + units) were required to do so — but now, most Florida condo associations fall under the new law.
